April Meeting Minutes Recap: Mold, Mildew & Market Milestones

The April Board Meeting was filled with vital information, helpful reminders, and a few well-deserved celebrations. Here's a look at the highlights:


Guest Speakers: Tim Krause & Kevin Gordon

We were fortunate to welcome Tim Krause and Kevin Gordon from Emergency Restoration Experts in Hickory. Their presentation focused on a common but often misunderstood issue in our homes and properties: mold and mildew.



Understanding Mold Growth

  • One major culprit behind mold growth is improperly functioning HVAC systems. Poor airflow and inconsistent temperatures create the perfect breeding ground for microbes.

  • A common misconception is that the “mildew” seen around bathtubs is just that—but it’s actually mold, and it needs to be treated as such.

  • Mold grows only on organic material such as wood, leather, and paper.

  • It is essential to use antimicrobial products to properly remove or encapsulate mold—standard cleaning won’t do.

  • If mold is found on walls in a property built before 1989, an asbestos test is required prior to any remediation.

Preventative Tips

  • Keep indoor temperatures below 65°F to prevent microbial growth.

  • Use dehumidifiers and keep humidity levels below 50%.

  • Address leaks immediately, and improve ventilation throughout the property.

  • Once mold penetrates insulation, it’s nearly impossible to dry it out—removal is the only option.

  • Beyond asbestos, mold remediation ranks among the most expensive cleanup services, making prevention all the more important.

  • We are still collecting lockbox donations—thank you to all who’ve contributed!

  • April was Fair Housing Month, a time to reflect on and recommit to equal housing opportunities for all.

  • Our RPAC fundraising goal is $2,902. So far, we’ve raised $1,135—let’s keep the momentum going!

  • Our association will be hosting a booth at the upcoming Juneteenth celebration.

  • Congratulations to our two new inductees:

    • Cindy Hogston with eXp Realty
